The Town of Grimsby's Committee of Adjustment held a brief meeting to hear one minor variance application for 24 Teter Place, which was approved unanimously, and to re-elect its chair and vice chair for another one-year term.
MINOR VARIANCE APPROVAL - 24 TETER PLACE: The committee approved variances for a property at 24 Teter Place (File A0226) to allow construction closer to property lines than normally permitted. The application sought permission for a porch/covered deck to encroach 2.65 meters into the required rear yard (exceeding the normally permitted 1.5-meter encroachment) and to reduce the minimum interior side yard to 0.9 meters at the southern lot line (half the required 1.8 meters). Isabella Bert from DRT Custom Homes explained: "The lot size is very irregular. So to put a house on it makes it a little bit challenging. So we had to extend the one side...just to make it a little bit bigger for the client." Development engineering imposed a condition that "There shall be no encroachments and/or infrastructure within the 1.5 m easement along the north property line." The decision has a 20-day appeal period.
COMMITTEE LEADERSHIP: The committee re-elected Dan Collins as chair and Kevin as vice chair for one-year terms "until the new committee is elected." Both officials had served in these positions the previous year.
PUBLIC PARTICIPATION PROCEDURES: The committee outlined appeal rights and participation rules. Residents have 20 days to appeal decisions to the Ontario Land Tribunal, though individual residents and community associations are not included as "specified persons" who have automatic standing. Each participant at meetings gets 5 minutes to speak and may speak only once. Meetings are livestreamed and may be recorded.
